Home Loan EMI Calculator

Quick answer

Move the three sliders to see your monthly EMI, the total interest and the total amount payable. The calculator uses the standard reducing-balance formula that Indian banks use. Figures are illustrative — your bank sets the final rate, tenure and sanctioned amount.

Monthly EMI

₹34,713

Principal
₹40,00,000
Total interest
₹43,31,103
Total payable
₹83,31,103

Illustrative only. Your actual EMI depends on the rate, tenure and loan amount your bank sanctions.

How to read the result

The EMI is what leaves your account every month. The total interest is what the loan costs you on top of the money you borrowed — on a twenty-year loan it is often close to the loan amount itself. The bar shows how the total payable splits between the two.

Three things that change the number most

  1. Tenure. Stretching from 15 to 25 years drops the monthly EMI noticeably, but the total interest climbs. Pick the shortest tenure you can service comfortably.
  2. Rate. Even a quarter of a percent moves the total by lakhs over twenty years. Compare at least three lenders before you sign.
  3. Loan amount. A larger down payment reduces both the EMI and the interest. Read how much down payment you need.

What the calculator does not include

Stamp duty, registration charges, GST, processing fees and interior costs are paid separately and are not part of the loan EMI. The total cost of buying a flat guide lists every charge, and the price and payment plan page explains how Sorrel Heights bills BSP, PLC and meter charges.

FAQ

EMI questions

How is home loan EMI calculated?

EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. The calculator above applies the same formula.

What salary do I need for a ₹40 lakh home loan?

Most banks keep all your EMIs under about 50–60% of net monthly income. At 8.5% for 20 years a ₹40 lakh loan is roughly ₹34,700 a month, so a net income of about ₹70,000 upward is a common starting point. Your bank decides the actual figure.

How much down payment will I need?

Banks usually fund up to 75–90% of the agreement value, so plan for 10–25% from your own funds, plus stamp duty, registration and GST which are not part of the loan.

Does a longer tenure make the home cheaper?

No. A longer tenure lowers the monthly EMI but raises the total interest you pay. Move the tenure slider above and watch the total payable figure change.

Are the Sorrel Heights prices in this calculator?

No. The calculator is a general tool. Sorrel Heights prices are approximate and indicative, shared by Sorrel Buildcon and revised from time to time — ask the team for the current price sheet.
