BSP, PLC & Super Area Explained — The Sorrel Heights BSP Guide
Quick answer
At Sorrel Heights, BSP is the Basic Sale Price per sq.ft of super area. PLC is the Preferential Location Charge for preferred units. Total cost includes BSP + PLC + meter charges; GST (1%), registration and stamp duty are extra. Super area includes a share of common areas.

Almost every argument between a home buyer and a sales team starts with three letters: BSP. A buyer remembers one number from the first phone call, then sees a longer number on the cost sheet, and feels something has been added quietly. Usually nothing has been hidden — the buyer was simply comparing a base rate with a total cost. This guide takes the Sorrel Heights cost sheet apart line by line, so the number you carry home is the number you will actually pay.
BSP: the base of every price quote
BSP stands for Basic Sale Price. It is a rate per sq.ft multiplied by the super area of the home you choose. Nothing else in a cost sheet is as large, which is why builders quote it first and buyers remember it best. Two things follow from the definition. First, the BSP figure is meaningless until you know which area measure it is applied to. Second, because the BSP is a rate and not a fixed amount, the same rate produces very different totals for a 1280 sq.ft home and a 2650 sq.ft duplex.
At Sorrel Heights the BSP is also the part of the price that moves with your payment schedule. Sorrel Buildcon offers special BSP plans depending on payment timing — pay faster and the base rate can be keener; stretch payments out and the rate reflects that. Everything else on the sheet stays broadly the same.
PLC: why two identical flats cost different amounts
PLC is the Preferential Location Charge. It is the premium attached to a unit that has something others do not — a better facing, a wider balcony, a corner position, a floor buyers prefer, or an open terrace. In a low-rise building with five homes on a typical floor (UN-1 to UN-5), those differences are real: one unit gets the wide balcony, another the dressing area, another the study.
The practical point for a Sorrel Heights buyer is that PLC is not billed to you as a separate surprise. The brochure is explicit: total cost is inclusive of BSP + PLC + meter charges. You are quoted one figure for the unit you have chosen, with the location premium already inside it.
Meter charges, and what the total cost includes
Meter charges cover your electricity meter and connection. In many projects this sits in a long list of "other charges" alongside club membership, power backup, parking and maintenance deposits, and the list is where a comfortable-looking rate turns uncomfortable. At Sorrel Heights, meter charges are inside the total cost.
| Inside the quoted total cost | BSP + PLC + meter charges |
|---|---|
| Extra, over and above | GST at 1% |
| Payable at offer of possession | Stamp duty, registration, legal documentation and other government levies |
| Varies with your choice | BSP, under the special payment plans |
| Revised from time to time | All figures — always ask for the current sheet |
Super area, carpet area and the number that matters
Super area is the covered area of your flat plus a proportionate share of the common structure you use — corridors, passages, staircases, lift lobby, mumties, projections and water tanks. Carpet area is the floor you can actually spread a carpet on, wall to wall. Both are legitimate; only one of them is comparable across projects, and only if each builder tells you what they have loaded into it.
So when you read that the 2BHK + Study is 1280 sq.ft or that the 3BHK Type A is 1750 sq.ft, read it as super area. The useful exercise is not to argue about loading percentages but to look at the room dimensions printed on the plan and ask whether your bed, wardrobe and dining table fit. Our guide to carpet area vs super area goes deeper into the arithmetic.
Sorrel Heights homes and their super areas
Applying a BSP rate needs a size, so here are the sizes on offer. The 2BHK + Study is 1280 sq.ft with two toilets, at an approximate all-inclusive price under ₹50 lakh. The 3BHK homes are 1750 sq.ft (Type A, wide balcony), 1700 sq.ft (Type B, with dressing) and 1700 sq.ft (Type C, with study), approximately ₹60–70 lakh all-inclusive. The duplex homes on the top floors run 1920 sq.ft (3BHK + study), 2550 sq.ft and 2650 sq.ft (4BHK + study), with three toilets and an open terrace, approximately under ₹1 crore. All of these are indicative figures shared by Sorrel Buildcon and revised from time to time.
GST, stamp duty and registration: who takes what, and when
Three different bodies want money from a home purchase, and they want it at different times.
- The builder takes BSP + PLC + meter charges, in instalments, as per the payment plan you sign.
- The GST authorities take 1% on an under-construction affordable home, as stated in the brochure — extra, over and above the total cost.
- The state takes stamp duty and registration at the offer of possession, not at booking. Read stamp duty and registration charges before you budget, and keep this amount aside from day one — it is the single most commonly forgotten line in a home budget.
Special BSP plans: matching the rate to your cash flow
Because BSP is the negotiable rate, the payment plan and the price are one decision, not two. A buyer who has sold another property and can pay early is a different proposition to a builder than a buyer funding almost everything through a bank. Sorrel Buildcon runs special BSP plans depending on payment timing for exactly this reason. Read about the special BSP payment plans, then ask for the two or three plans that fit your cash flow and compare them on the final figure — never on the headline rate.
One term deserves attention before you sign: timely payment is the essence of the agreement, and delayed instalments attract interest at 18%. Pick the plan you can actually service, not the one with the prettiest rate.
Six questions that make any cost sheet honest
- Is this rate on super area or carpet area? A low rate on the bigger measure can cost more per usable room.
- What exactly is inside the total cost? At Sorrel Heights, BSP, PLC and meter charges are included. Ask every builder the same question and write the answers side by side.
- What is extra? Here, GST at 1%, plus stamp duty, registration and legal charges at possession.
- When is each amount due? Get the milestone schedule in writing before you pay the booking amount.
- What happens if I am late? Interest at 18% on delayed payment is stated in the terms.
- Is this rate valid for how long? Prices are revised from time to time, so a quote has a shelf life.
If you are also weighing the wait, under construction vs ready to move sets out how payment plans differ between the two.
