Stamp Duty & Registration Charges in Greater Noida (2026)

Quick answer

Stamp duty and registration charges in Greater Noida are paid to the Uttar Pradesh government when your sale deed is registered, calculated on the higher of the agreement value and the circle rate. UP is widely reported to charge around 7% for a male buyer with a concession for women buyers, plus about 1% registration — confirm the current rate before budgeting.

What you are actually paying, and to whom

Stamp duty is a state tax on the document that transfers property to you. Registration fee is the charge for recording that document in the government's register. Neither is paid to the builder, neither is negotiable, and neither is usually funded by your home loan — which is why they surprise people.

In Uttar Pradesh both are paid before you appear at the sub-registrar's office. You pay the stamp duty electronically, obtain the e-stamp certificate, then attend the appointment with the deed, the witnesses and your identity documents.

Two things decide the amount. The first is the rate, which the state sets and revises from time to time, including the concession available to women buyers. The second is the value on which the rate is applied — and that is not simply what you paid.

Because the rates and the conditions attached to the women's concession do change, treat every figure in this guide as indicative. Confirm the current rate for your property with the sub-registrar's office or on IGRS Uttar Pradesh before you finalise your cash plan. Nothing here is a guaranteed number.

Rates commonly quoted for Uttar Pradesh

Male buyerStamp duty commonly reported at about 7% of the chargeable value
Female buyerA concessional rate is available, widely quoted around 6%, usually subject to a value limit and conditions
Joint — male and femaleOften quoted at an intermediate rate, around 6.5%
Registration feeCommonly about 1% of the chargeable value
Basis of calculationThe higher of the agreement value and the government circle rate
When payableBefore registration of the deed, which for an under-construction flat is at the offer of possession

Read the second column as "what buyers and published guides commonly report", not as a quoted rate. The concession for women in particular carries conditions and a ceiling, and both the ceiling and the rate have moved in the past. Verify on IGRS Uttar Pradesh.

Circle rate versus agreement value

The state publishes a minimum value per square metre for every locality, called the circle rate. Stamp duty is charged on whichever is higher: the price in your agreement or the circle-rate value of the property.

In practice, in most parts of Greater Noida West the agreement value of a new flat from a builder is above the circle rate, so duty is calculated on the agreement value. But it is worth asking, because in a slow market or for an older resale flat the circle rate can be the higher figure — and then your duty is calculated on money you never paid.

Circle rates are also revised, sometimes annually. If your registry is months away, the rate that applies is the one on the day of registration, not the day of booking. When you budget, add a small margin for this.

A worked example, purely as arithmetic

Suppose the chargeable value works out to ₹65 lakh. At 7% the stamp duty is ₹4.55 lakh; at 6% it is ₹3.90 lakh; at 6.5% it is ₹4.22 lakh. Registration at 1% adds ₹65,000. So the government component sits somewhere around ₹4.5–5.2 lakh depending on how the deed is registered.

On a chargeable value of ₹48 lakh — the range of an affordable 2BHK + Study — 7% is ₹3.36 lakh, 6% is ₹2.88 lakh and 1% registration is ₹48,000. On ₹95 lakh for a duplex, 7% is ₹6.65 lakh and registration ₹95,000.

The point of doing this arithmetic early is simple: this is money you must have in cash, separate from your down payment, on a date you do not fully control. It is not part of the builder's cost sheet and it is not usually inside your loan. Our full breakdown of the total cost of buying a flat puts it next to every other head.

The women's concession — and its conditions

Uttar Pradesh has for years offered a lower stamp duty rate where the buyer is a woman, which is why so many families in NCR register in a wife's or mother's name. Two cautions.

First, the concession has historically carried a value ceiling, so on a higher-value property the benefit may apply only up to a part of the value. Second, ownership is not a formality — whoever is on the deed owns the asset, with all that follows for succession, tax and any future sale. Register in a woman's name because you intend her to own it, not only to save duty.

Where a couple buys jointly, an intermediate rate is commonly applied. The interaction with the home loan matters too: tax benefits on interest and principal generally follow people who are both co-owners and co-borrowers. Read joint ownership benefits and buying a home as a woman in UP, then confirm the current conditions on IGRS Uttar Pradesh.

When it falls due at Sorrel Heights

The Sorrel Heights terms state that registration charges, stamp duty, legal documentation charges and other government levies are over and above the price and payable at the time of offer of possession. GST at 1% is also extra, and is separate from stamp duty — one is a central indirect tax on an under-construction sale, the other a state tax on the transfer document. GST on under-construction flats explains the difference.

Prices at Sorrel Heights are approximate and indicative, shared by Sorrel Buildcon and revised from time to time, so ask for the current sheet on price list & payment plan and add the government component yourself. The stage at which each payment falls due is set out in the buying process.

Practical tips before you register

  • Keep the duty money liquid. A fixed deposit maturing two months after your registry date is not helpful.
  • Decide the names early. Changing ownership after registration means another transfer and another round of duty.
  • Check the circle rate for your sector a few weeks before the date, not on the morning itself.
  • Do not undervalue the deed. Registering below the real consideration invites both a stamp duty deficiency notice and an income-tax question.
  • Keep the e-stamp certificate and the registration receipt with the deed. Banks, buyers and tax filings all ask for them later.
  • Ask about rebates for a registered will or gift within family separately — those are different heads with different rates.

Get the numbers for your own unit

The only reliable version of this calculation is the one done on your unit, at the rate applicable on your registry date. Ask Sorrel Buildcon for the current price list & payment plan sheet, look at the layout you are considering on Sorrel Heights floor plans, and confirm the prevailing stamp duty and registration rate with the sub-registrar or on IGRS Uttar Pradesh. How stamp duty is calculated

Stamp duty is charged on the higher of two values: the price in your sale deed, or the government circle rate for that location and property type. If the circle rate is higher, you pay duty on the circle-rate value even if your price is lower. The sub-registrar's office or the IGRS Uttar Pradesh portal shows the applicable rate.

Paying and registering

  1. Buy e-stamp paper for the calculated duty through an authorised channel.
  2. Book a slot with the sub-registrar office.
  3. Both parties (buyer and builder's authorised signatory) appear with ID and witnesses.
  4. Biometrics and photographs are taken; the deed is registered.
  5. Collect the registered deed and keep the e-stamp certificate.

Budgeting tip

For most buyers, stamp duty and registration together come to roughly 7–8% of the property value — a large cash amount at possession. Start setting it aside from the day you book. Read total cost of buying a flat for every other line item.

FAQ

Quick questions

What is the stamp duty on a flat in Greater Noida?

Uttar Pradesh is widely reported to charge about 7% for a male buyer, with a concessional rate for women buyers subject to conditions, plus roughly 1% registration. Rates are revised from time to time, so confirm the current figure with the sub-registrar or on the IGRS portal.

Are stamp duty and registration charges included in the flat price?

No. At Sorrel Heights, stamp duty, registration and legal documentation charges are payable over and above the price, at the time of offer of possession. GST at 1% is also extra. Budget for all of it separately from your down payment.

Is stamp duty calculated on the agreement value or the circle rate?

On whichever is higher. The state publishes a minimum circle rate for each locality; if your agreement value is above it, duty is charged on the agreement value. Check your sector's current circle rate shortly before the registry date.

Can a home loan cover stamp duty and registration?

Usually not. Lenders generally fund a percentage of the agreement value and exclude registration costs, so you need this amount in cash. A few lenders allow it in specific products — ask your bank in writing rather than assuming.

How much stamp duty is saved by registering in a woman's name in UP?

The concessional rate is commonly quoted as one percentage point lower, which on a ₹65 lakh value would be about ₹65,000, but a value ceiling and conditions apply. Confirm the current concession on the IGRS portal before you decide the names.
