How to Verify a UP RERA Project Before You Book

Quick answer

To verify a UP RERA project, open the UP RERA portal, search the registered projects list by project name, promoter name or registration number, and check that the promoter, address, registration validity, uploaded approvals and declared completion date all match what the builder told you. Then match the number against your agreement for sale.

How to Verify a UP RERA Project Before You Book — Sorrel Heights, Jalpura

Why this half hour protects the largest cheque you will write

The Real Estate (Regulation and Development) Act, 2016 requires most residential projects above a threshold size to be registered with the state authority before they are advertised or sold. Registration is not a quality certificate — it does not mean the state approves of the builder. What it gives you is a public record and a forum.

The record contains the promoter's identity, the land details, the approvals obtained, the declared completion date and, in most cases, quarterly progress updates. The forum is the authority itself, where an allottee can file a complaint far more cheaply and quickly than in a civil court.

This is why you should verify a UP RERA project yourself rather than accept a photocopy. A registration number on a brochure means nothing until you have typed it into the portal and seen the same project come back. Go to the UP RERA portal and do it before any money moves — and note that only the authority's own site can tell you what is registered. No blog, including this one, should ever quote a registration number for you; ask the builder and verify it at source.

Step by step on the portal

  1. Open the official UP RERA website directly, not through a search-result advertisement. Bookmark it from UP RERA portal.
  2. Find the registered projects search. The portal lets you search by project name, promoter name, registration number and district.
  3. Search by district first if you are browsing — Gautam Buddh Nagar covers Noida and Greater Noida West — then narrow to the project name.
  4. Open the project record. Check the promoter's legal name, the project address and khasra or plot details, the registration number and, crucially, the registration validity period.
  5. Open the uploaded documents. Sanctioned plans, approvals, the declaration and the form of agreement the promoter intends to use.
  6. Read the quarterly progress updates if they are filed. They tell you how much of the building was complete at each reporting date, which is a reality check against what you were shown on site.
  7. Note the declared completion date and compare it with the possession date the sales team quoted you verbally.
  8. Check the complaints or orders section for the promoter, and read any order rather than only counting them.

What each field on the record actually tells you

Promoter nameThe company you must pay. If your cheque is going anywhere else, stop.
Registration number and validityWhether the project is currently registered, and until when. An expired validity needs an explanation.
Project address and land detailsConfirms the plot and khasra you were shown is the plot that is registered.
Declared completion dateThe date the promoter has committed to the authority — the one that matters legally.
Sanctioned plansLets you confirm your floor and unit exist on an approved drawing.
Quarterly progressFiled construction status; compare it with what you see on site.
Bank account detailsRERA requires a separate designated account for project receipts.

Match the record against your own paperwork

Verification is a comparison, not a lookup. Put three things on the table: the portal record, the brochure, and the draft agreement for sale.

The promoter name should be identical in all three. The registration number printed in the agreement should be the number on the portal. The unit description in the allotment letter should sit on the sanctioned plan. The possession date in the agreement should not be later than the declared completion date without a clear grace clause you have read.

If anything differs, ask in writing and keep the reply. This single habit — asking by email rather than in a showroom — is what gives you a record if a dispute ever arises. The clauses to read alongside are listed in agreement for sale clauses, and the documents you will be collecting are set out in documents to buy a flat in Uttar Pradesh.

Red flags that should stop the conversation

  • No registration number offered, or a promise that it is "under process" while bookings are open.
  • The promoter name on the portal differs from the company on your receipt or cheque.
  • Payment requested in an individual's name, or in cash, or to an account that is not the project account.
  • The declared completion date is years before what the site actually looks like, with no revised filing.
  • No quarterly progress filed for a project that has been selling for a long time.
  • Pressure to book today before you have read the documents. A genuine builder loses nothing by giving you a week.
  • Approvals shown as photocopies only, with no matching upload on the portal.

None of these on its own proves bad faith. Two or three together are a reason to walk away, and our list of questions to ask a builder before booking will usually surface them within one meeting.

Beyond RERA: the checks the portal cannot do for you

A registration tells you a project exists on paper. It cannot tell you whether the concrete is good or whether the lift will work in year seven. Three things fill that gap.

Visit a delivered project by the same builder. This is the single most informative hour available to you. Look at the paint after a few monsoons, the condition of the common areas, the water supply, the parking. Talk to a resident who has lived there five years — see visiting delivered Sorrel projects.

Check the company, not only the project. A CIN gives you access to the company's filings. Sorrel Heights is promoted by Sorrel Buildcon Pvt Ltd, CIN U45209UP2019PTC115780, whose registered project addresses and company details are on the Sorrel Buildcon page.

Look at the materials and the site. Brands, workmanship and supervision show up on a site visit long before they show up in a document — construction quality lists what Sorrel specifies.

For Sorrel Heights specifically

Sorrel Heights is an under-construction low-rise at Plot 2–5, Novelty Green, Khasra 279, Jalpura, Greater Noida West 201306, by Sorrel Buildcon Pvt Ltd. The company has four projects in Greater Noida West — Sorrel Homes and Shree Suresham delivered, Sorrel Heights and Sorrel Samriddhi under construction — and says it has served 100+ happy families, selling direct without middlemen.

Ask the team for the project's UP RERA registration details in writing, then verify them yourself on UP RERA portal using the steps above. Do the same for any project you compare it against, including Shree Suresham. How the company handles buyer questions and documentation is described on customer trust factors, and the stage-by-stage sequence is on buying process.

Verify first, then come and see the homes

Do the portal check this evening — it takes less time than a site visit. Then ask for the current price list & payment plan sheet, compare the seven layouts on Sorrel Heights floor plans, and book a slot through contact the Sorrel team at D-161, Sector 3, Greater Noida West, Monday to Saturday, 9am to 6pm. Bring your printout of the RERA record and ask your questions face to face.

What to read in the RERA documents

  • Declared completion date — compare it with the possession date the sales team gives you.
  • Quarterly progress updates — show how construction is moving.
  • Number of units and parking — should match what is being sold.
  • Promoter details and past projects.

Your rights under RERA

RERA limits advance payments before a registered agreement for sale to 10% of the cost, requires sale on carpet-area disclosure, lets buyers seek interest for delayed possession, and gives a five-year window to report structural defects after possession. Knowing these rights helps you read your agreement.

If something looks wrong

Ask the builder in writing first. If it is not resolved, UP RERA accepts complaints online. Keep copies of every payment and message. Most issues are avoided simply by verifying before you pay — which is why our 25 questions to ask a builder start with registration.

FAQ

Quick questions

How do I verify a UP RERA project?

Open the UP RERA portal, search the registered projects list by project name, promoter or registration number, and check the promoter's legal name, address, registration validity, uploaded approvals, quarterly progress and declared completion date. Then match the number with your agreement for sale.

Is RERA registration mandatory for all projects in UP?

Most residential projects above the threshold size in the Act must be registered before being advertised or sold. Very small projects and certain renovations are exempt, so if a builder claims exemption, ask them to state the ground in writing.

What if the promoter name on RERA does not match my receipt?

Treat it as a stop signal and ask for a written explanation before paying anything further. Payments should go only to the promoter company named on the registration, into the designated project account, never to an individual or in cash.

Can I file a complaint against a builder on UP RERA?

Yes. An allottee can file a complaint with the authority against the promoter, for example over delay or a breach of the agreement. It is generally faster and cheaper than a civil suit, and orders on the portal are worth reading before you book.

Where do I find the RERA number for Sorrel Heights?

Ask Sorrel Buildcon for the registration details in writing and verify them yourself on the UP RERA portal. Do not rely on a number quoted in any article or advertisement, including this one — the authority's own record is the only reliable source.
