Duplex UN-2 & UN-5 (2550 sq.ft) — What Is Different? — Sorrel Heights, Jalpura

Two units, the same size, one difference on paper

On the duplex floors at Sorrel Heights, UN-2 and UN-5 are the middle option: 2550 sq.ft super area each, four bedrooms, a study, three toilets, a kitchen, a drawing and dining area, and an open terrace across two levels.

They are the same size and carry the same room count. The difference recorded in the brochure is that UN-2's specification includes a dressing area. Everything else — bedrooms, study, toilets, terrace — is common to both. Their position on the floor differs too, which affects facing, light through the day and the view, and that is worth asking about unit by unit rather than assuming.

Approximate all-inclusive price for the duplexes is under ₹1 crore, as shared by Sorrel Buildcon, indicative and revised from time to time; ask for the current sheet on price list & payment plan. Both plans sit next to UN-1 on duplex homes with terrace.

Why 2550 is often the better buy than 2650

UN-1 at 2650 sq.ft is the largest home in the project, and it has the same headline room count as UN-2 and UN-5: four bedrooms, a study, three toilets, an open terrace. The extra hundred square feet buys additional room area and circulation, not an additional room.

For a lot of buyers that makes the 2550 sq.ft homes the more sensible purchase. A hundred square feet at any prevailing rate is a real sum, and it also carries through to stamp duty, registration and the monthly maintenance basis. If the fourth bedroom, the study and the third toilet are what your family needs, you already have all three here.

Where UN-1 earns its premium is if you are furnishing large — an eight-seater dining table, a wide sofa set, a substantial bed in every room — because the additional area shows up as breathing space around furniture. Compare the two directly in the UN-1 walkthrough, and if you are trying to work out whether a duplex is right at all, read duplex versus 3BHK flat.

What the dressing area in UN-2 actually changes

A dressing area is a small space adjoining the master bedroom that holds the wardrobes, so they come out of the bedroom itself. It sounds cosmetic. In daily use it changes three things.

First, the bedroom gets quieter and cleaner: no wardrobe doors opening at 6:30am while someone is still asleep, no clothes on a chair. Second, two working adults can get ready at the same time without negotiating the same three feet of floor. Third, wardrobe planning becomes simpler, because a dedicated area takes a full-height run on two or three walls rather than one wall shared with a bed.

If that pattern describes your mornings, UN-2 is worth paying attention to. If it does not — if one of you leaves much earlier, or you would rather have the space inside the bedroom — UN-5 gives you the same home without it. The same choice exists among the flats, where 3BHK Type B has a dressing area: see Type B versus Type C, and for planning the storage itself, wardrobes and dressing areas and dressing area versus walk-in wardrobe.

Planning the two levels

With four bedrooms and two levels, the allocation that works for most families is to keep one bedroom with a toilet on the entry level along with the drawing, dining and kitchen, and put the remaining three bedrooms, the study and the terrace access above.

That entry-level bedroom does a great deal of work over the years: visiting parents who should not use stairs, a guest arriving late, a family member recovering from illness, or a helper's room. It also means the home works for an ageing household later, which very few large flats do without renovation.

Upstairs, place the study next to the bedrooms rather than next to the stair head if you can, so it stays quiet. Keep the terrace door on a route that does not pass through a bedroom. Practical arrangements are in duplex flat layout ideas, and if there are young children in the house, read duplex staircase design and safety before you plan the stair area furniture.

The open terrace, and what it costs to keep

Both UN-2 and UN-5 have an open terrace, and this is the feature that distinguishes a duplex here from a large flat elsewhere at a similar price. In practice it becomes a winter sitting area, a place children can be sent to, a drying space that frees your balcony, and a garden if you want one.

The maintenance is real but modest, and it is seasonal. Before each monsoon, clear the drain outlets and check that water runs to them — pour a bucket and watch. Check the waterproofing coat and the junction where the parapet meets the floor, which is where leaks start. After summer, sweep out dust before the first rain so the outlets do not clog.

Get shade sorted early. Between April and June an unshaded terrace in Greater Noida West is unusable for most of the day, and shade also reduces heat gain into the rooms below. Detail is in monsoon waterproofing and planting ideas in terrace garden ideas.

Which of the two to ask for

  • Ask for UN-2 if the dressing area matters to you, or if its position on the floor gives you the facing and light you prefer.
  • Ask for UN-5 if you would rather have the wardrobe space inside the bedroom, or if its facing suits you better.
  • Ask about both in terms of availability and PLC, because floor and facing are usually priced differently — see BSP, PLC and super area.
  • Ask which floors are open, since the duplexes sit on the top floors and the choice may be limited at any given time.
  • Visit at the time of day you are usually home, and check the light in the bedrooms rather than the living room.

For the wider question of matching layout to household, read which home fits your family.

What comes as standard in both

Whichever unit you take, the specification is the same: premium tile flooring, a designer false ceiling in all rooms, Cera or equivalent fittings with sensor lights in the toilets, a modular kitchen with granite or marble counter, a smart lock on the front door, concealed wiring with LED lights, switches and sockets, a 24×7 smart motion-detection camera in the building, lift access to all floors, and a recreation room for yoga, exercise, carrom and chess. A roof top garden and lounge room are also listed among Sorrel amenities on the Sorrel Buildcon website.

Material brands listed by Sorrel Buildcon include Cera, Tata Steel, UltraTech, Ambuja Cement, Johnson Lifts, Anchor Panasonic, Havells, Birla White, Rathi Steel, AKG and Sakarni. The item-by-item list is on Sorrel Heights specifications and the brand detail on construction quality.

Ask which duplex is open right now

Because there are only a few duplex homes in the project, availability decides as much as preference. Ask Sorrel Buildcon which of UN-2 and UN-5 is currently open and at what indicative price on price list & payment plan, compare the three duplex plans on duplex homes with terrace and all seven layouts on Sorrel Heights floor plans, and book a visit through contact the Sorrel team — D-161, Sector 3, Greater Noida West, Monday to Saturday, 9am to 6pm.

Room planning across two levels

A common plan: living, dining, kitchen and a guest or parents' bedroom on the entry level; the remaining three bedrooms and the study upstairs, opening onto the terrace. Families with elders often prefer this so no one has to climb stairs daily.

The extra toilet matters

Three toilets for four bedrooms and a study make mornings far easier than the two toilets of a typical 3BHK. It is one of the most practical upgrades a duplex gives.

Terrace use

Plan the terrace as an extension of the upper level — a seating area, planters and a yoga corner. See terrace garden ideas and monsoon care.

FAQ

Quick questions

Are duplex UN-2 and UN-5 the same size?

Yes, both are 2550 sq.ft super area with four bedrooms, a study, three toilets, a kitchen, a drawing and dining area and an open terrace. The brochure additionally lists a dressing area in UN-2's specification.

What is a dressing area in a duplex?

A small space adjoining the master bedroom that holds the wardrobes, keeping them out of the bedroom itself. It lets two people get ready at the same time and makes full-height wardrobe planning easier along two or three walls.

Should I buy the 2550 sq.ft or the 2650 sq.ft duplex?

Both have four bedrooms, a study, three toilets and an open terrace, so the extra hundred square feet in UN-1 buys room area rather than an extra room. Choose UN-1 if you furnish large; otherwise the 2550 sq.ft homes usually offer better value.

How many toilets do the Sorrel Heights duplexes have?

Three, in all three duplex layouts — UN-3 and UN-4 at 1920 sq.ft, UN-2 and UN-5 at 2550 sq.ft and UN-1 at 2650 sq.ft. The non-duplex flats have two toilets each.

Does the duplex terrace need special maintenance?

Only seasonal attention. Before the monsoon, clear the drain outlets and check that water runs to them, inspect the waterproofing and the parapet junction, and sweep away accumulated dust so outlets do not clog in the first heavy rain.
