Duplex UN-1 (2650 sq.ft) — The Largest Home at Sorrel Heights
Quick answer
Duplex UN-1 is the largest home at Sorrel Heights: 2650 sq.ft super area with four bedrooms, a study, three toilets, a kitchen, a drawing and dining area and an open terrace, arranged over two levels with lift access to the entry level. Approximate all-inclusive price is under ₹1 crore, indicative and revised from time to time.

What duplex UN-1 is
On the top floors of Sorrel Heights, unit UN-1 is a duplex of 2650 sq.ft super area — the largest home in the project. Four bedrooms, a study, three toilets, a kitchen, a drawing and dining area, and an open terrace, spread across two connected levels.
It is worth being precise about why that combination is unusual in this price band in Greater Noida West. A 2650 sq.ft flat is not rare. A 2650 sq.ft home with its own open terrace, four bedrooms, a separate study and three toilets, inside a low-rise with a lift and building security, is a narrower category. You are getting most of what an independent house offers, without the roof, boundary wall and water tank becoming your personal responsibility.
The approximate all-inclusive price for the Sorrel Heights duplexes is under ₹1 crore, as shared by Sorrel Buildcon and revised from time to time. Treat it as indicative and ask for the current sheet on price list & payment plan. All three duplex layouts are on duplex homes with terrace.

How to plan two levels
The single decision that determines whether a duplex feels luxurious or merely large is how you split the two levels. The arrangement that works for most Indian families puts the public and the shared on the entry level, and the private above.
On the entry level: the drawing and dining area, the kitchen, one bedroom with a toilet, and the guest toilet. That bedroom is the most valuable room in the plan. It serves visiting parents who should not climb stairs, a live-in helper, a guest who arrives late, or a family member who is unwell — and it does all of this without anyone walking through the family's private floor.
On the upper level: the remaining bedrooms, the study, a toilet, and access to the open terrace. The stair becomes a natural boundary. Children studying upstairs are genuinely separated from a television downstairs, which in a single-level flat of the same area they simply are not.
Ideas for organising the two floors are in duplex flat layout ideas, and stair safety — the one thing every duplex buyer with a toddler asks about — is covered in duplex staircase design and safety.
Four bedrooms and a study — what that solves
Four bedrooms plus a study is a different proposition from five bedrooms. The study is not a spare room; it is a room designed to be worked in, and keeping it a study rather than letting it become a fourth-and-a-half bedroom is what preserves it.
Typical allocations in a household of five or six: a master bedroom, two children's rooms, a parents' room on the entry level, and the study shared as a home office and homework space. In a household where two adults both work from home, the study plus one bedroom used as a second office covers it, and Sorrel's approach to study and dressing spaces across layouts is described in how Sorrel plans homes.
The three toilets matter as much as the fourth bedroom. Weekday mornings in a six-person household are decided by toilet count, not by square feet — and three is the number at which the queue disappears. Note that all three Sorrel Heights duplexes have three toilets, while the flats have two.
The open terrace
An open terrace attached to your own home, in an apartment project, is the amenity residents use most and brochures describe least. It is where children play in December sun, where the family eats in October, where you dry clothes without a balcony rack, and where a garden is actually possible rather than notional.
Three things to plan from the start. Waterproofing and slope: check the fall towards the drain at handover with a bottle of water, and keep outlets clear before every monsoon — monsoon waterproofing explains what to watch. Shade: without some shade the terrace is unusable from April to June; a pergola or a large umbrella multiplies the months you use it. Weight and water: plan planters near the edges and use lighter growing media, and get a water point out there if you can, because carrying buckets kills more terrace gardens than heat does.
Planting and layout ideas are in terrace garden ideas and seating arrangements in terrace sitting area ideas.
UN-1 against the other two duplexes
Sorrel Heights has three duplex layouts, and the differences are straightforward.
UN-1, 2650 sq.ft: 4BHK, study, 3 toilets, open terrace. The largest.
UN-2 and UN-5, 2550 sq.ft: 4BHK, study, 3 toilets, open terrace — with a dressing area listed in UN-2's specification. Almost the same room count in a hundred square feet less, which for many buyers is the better value; see the 2550 sq.ft duplexes.
UN-3 and UN-4, 1920 sq.ft: 3BHK, study, 3 toilets, open terrace — the entry point into duplex living here, detailed in the 1920 sq.ft duplex.
So the honest question for a UN-1 buyer is whether the extra hundred square feet over UN-2 and UN-5 is worth its price, given the room counts are the same. Compare the actual plans and the current price for each on duplex homes with terrace and Sorrel Heights floor plans.
Who UN-1 suits, and who it does not
It suits joint families of five or six who want one home rather than two; families with teenagers who need genuine separation between study and living space; households where two adults work from home; and buyers who want an independent-house feel with lift access, a 24×7 smart motion-detection camera and someone else responsible for the building.
It suits less well a couple with one small child, who will heat, clean and furnish rooms they do not use; anyone who cannot use stairs daily and has nobody to occupy the entry-level bedroom; and buyers whose priority is the lowest possible EMI, for whom a 3BHK at 1700–1750 sq.ft on 3BHK flats in Jalpura is the more sensible home.
If you are weighing a duplex against a large single-level flat, duplex versus 3BHK flat sets out the trade-off, and buying a house for a joint family covers the ownership and budgeting side.
Living costs and the practical side
- Cooling. A top-floor duplex with a terrace takes more sun. Plan AC points on both levels and consider terrace shade — it reduces the load on the rooms below.
- Cleaning. Two levels and a terrace take longer than one floor of the same area. Worth being honest about before you buy.
- Stairs. Position them in your mind before you commit: who will climb them daily, with what.
- Water pressure. Check it on the upper level at the site visit, not after handover.
- Furniture. Check that a mattress and a wardrobe panel can turn on the stair.
- Terrace drainage. Test it with water at handover and add it to your handover checklist.
See UN-1 for yourself
A duplex is the layout most changed by standing in it, because the relationship between the two levels does not read on paper. Ask Sorrel Buildcon for the current indicative price list & payment plan for UN-1, compare the three duplex layouts on duplex homes with terrace and all seven on Sorrel Heights floor plans, and book a site visit through contact the Sorrel team — D-161, Sector 3, Greater Noida West, Monday to Saturday, 9am to 6pm, +91 99907 27612. Ask to stand on the terrace.
Running a large home
A 2650 sq.ft home with a terrace needs a little more upkeep: terrace drains before the monsoon, a routine for cleaning two levels, and more lighting. Plan storage on both levels so you are not carrying things up and down every day.
Duplex vs two flats
Some joint families consider two neighbouring flats instead of one duplex. A duplex keeps everyone under one roof with one kitchen and one maintenance bill, while still giving privacy across levels. It is also usually simpler to register and finance as a single unit.
Before you book
Ask which floors the duplexes sit on, how the internal staircase is placed, and how the terrace is waterproofed. Compare UN-1 with UN-2 and UN-5.
