CPVC vs UPVC Plumbing — What Your Flat Actually Uses

Quick answer

In cpvc upvc plumbing, CPVC pipes carry hot and cold water supply because they tolerate geyser temperatures, while UPVC pipes carry cold water and waste or drainage lines. Both resist the rust and internal scaling that ruin old galvanised iron pipes. Sorrel Heights specifies CPVC / UPVC plumbing as per standard practice.

CPVC vs UPVC Plumbing — What Your Flat Actually Uses — Sorrel Heights, Jalpura

The two letters that change everything: C and U

Both pipes are made from polyvinyl chloride, so they look similar in a stack of building material. The difference is what was done to the plastic.

CPVC is chlorinated PVC. Extra chlorine in the polymer chain raises the temperature the pipe can handle — typically up to around 93°C for continuous hot water service. That is why CPVC is the standard choice for supply lines in a flat, including the geyser outlet to your shower and the hot line to the kitchen sink.

UPVC is unplasticised PVC, sometimes just called rigid PVC. No plasticisers are added, so it stays stiff and strong but softens at much lower temperatures. It is cheaper than CPVC and perfectly good for cold water supply, tank connections, rainwater pipes and the waste and soil lines that take water away.

A well-built flat uses both, each where it belongs. Any cpvc upvc plumbing layout that puts UPVC on a geyser line is a shortcut you will discover the hard way, usually as a sagging or leaking joint within a few years.

Side-by-side comparison

Hot waterCPVC: yes, rated for continuous hot water. UPVC: no, softens and deforms.
Typical use in a flatCPVC: all supply lines, especially geyser and kitchen. UPVC: cold supply, waste, soil and rainwater lines.
Pipe colour on siteCPVC is usually cream or light beige; UPVC is usually white or grey. Useful for spotting substitution.
Joining methodBoth are solvent-cemented, but the cements are different and are not interchangeable.
CostUPVC is noticeably cheaper per metre, which is exactly why it gets misused.
Life in serviceBoth commonly quoted at several decades when installed correctly and not exposed to sunlight.

Note the cement point. A CPVC joint made with ordinary PVC solvent cement can hold during the pressure test and fail two monsoons later. If you visit during construction — see our site visit checklist — glance at the cement tins, not just the pipes.

Why builders moved away from GI pipes

Older flats in Delhi NCR were plumbed in galvanised iron. GI is strong, but the zinc coating wears away from the inside, and after ten to fifteen years three things happen together: the internal diameter narrows with rust and scale, water pressure at the tap drops, and the first flow each morning comes out brownish. Repair means breaking the wall, cutting the pipe and welding a new section.

Plastic systems avoid all of that. They do not rust, mineral scale does not cling to the smooth bore in the same way, they weigh a fraction of GI so installation is faster and neater, and joints are made with solvent cement rather than threading and welding. The trade-off is that plastic must be protected from sunlight and from being drilled through — which is why supply lines run inside concealed conduits and chases, as explained in our guide to concealed services.

How pipes are laid in a flat, and why it matters to you

Supply lines usually run in the wall from a shaft to each toilet and to the kitchen, dropping down to the fittings. Waste lines run below the floor and out into a shaft. This has one practical consequence for you as an owner: the moment you drill into a wall, you are drilling near a pipe.

So at handover, ask for or photograph the plumbing layout before the tiles hide it. Then, before you fix a geyser bracket, a mirror, a wall-hung cabinet or a TV unit in a wet wall, check that drawing. This costs nothing and prevents the most expensive avoidable repair in a new flat. Add it to your snag list as a document to collect, not just a defect to report.

Simple maintenance that keeps the system healthy

  • Do not pour hot oil or boiling ghee down the kitchen drain. It is the fastest way to build a fat plug in a UPVC waste line, and the pipe is not rated for that temperature either.
  • Clean floor traps monthly. Lift the grating, remove hair and soap, and flush with hot — not boiling — water.
  • Use a hair catcher in the shower area. Hair and soap form the blockage; everything else washes through.
  • Never use heavy acid drain cleaners as a routine. They attack joints and cement. A plunger or a drain snake is safer.
  • Report damp patches early. A slow leak inside a wall shows up as a dark patch or peeling paint long before it becomes visible water. Early reporting is cheap; a soaked wall is not.
  • Close the mains when you travel. A single failed tap washer while you are away can flood a floor.

What to ask the builder before you book

  1. Which brand of CPVC and UPVC is being used, and is it the same brand throughout?
  2. Is the hot water line CPVC all the way from the geyser, or only near the fitting?
  3. Was a pressure test done on each flat's supply line, and can you see the record?
  4. Where do the shafts run, and how is a pipe accessed for repair without breaking a neighbour's wall?
  5. Which sanitary and CP fitting brands are used at the outlets?

These belong in the same conversation as the rest of your specification questions — our list of questions to ask a builder before booking puts them in order.

Check it yourself on a site visit

Plumbing is the one specification you cannot inspect after possession, so look at it while the building is going up. Request the current price list & payment plan sheet, compare the toilet positions across layouts on Sorrel Heights floor plans, and fix a site visit through contact the Sorrel team. Ask to see a flat at plumbing stage if one is available — it tells you more about build quality than any brochure line.

How to spot a plumbing issue early

  • Damp patches or peeling paint on walls next to bathrooms.
  • A water meter that moves when all taps are closed.
  • Slow drains in more than one outlet.
  • Low pressure in one tap only (often a blocked aerator).

Simple maintenance routine

Clean tap aerators every few months, pour hot (not boiling) water down kitchen drains weekly, and keep hair catchers in shower drains. Know where your home's main water valve is before you need it.

At handover

Run every tap for a minute, fill and drain the wash basins, and check under sinks with a torch. List any leak in your snag list.

FAQ

Quick questions

What is the difference between CPVC and UPVC pipes?

CPVC is chlorinated PVC and handles hot water up to roughly 93°C, so it is used for supply lines including geyser lines. UPVC is rigid PVC that softens at lower temperatures and is used for cold water, waste, soil and rainwater lines.

What plumbing does Sorrel Heights use?

Sorrel Heights specifies CPVC / UPVC plumbing as per standard practice, with Cera or equivalent fittings at the outlets. Sorrel Buildcon also lists AKG among its material brands. Ask the sales team for the current specification sheet for your unit.

Can UPVC pipe be used for hot water?

It should not be. UPVC loses strength well below geyser temperatures, so a hot line in UPVC can deform, and its joints can creep and leak after a year or two. Hot water supply lines should be CPVC throughout, not just near the fitting.

Is cpvc upvc plumbing better than GI pipes?

For a home, yes. GI pipes rust internally, narrowing over ten to fifteen years until pressure drops and the first morning flow discolours. CPVC and UPVC do not rust, are lighter, and are repaired with solvent-cemented joints rather than cutting and welding.

How do I avoid drilling into a water pipe in a new flat?

Get or photograph the plumbing layout at handover, before tiling hides the lines. Keep it with your papers and check it before fixing anything to a wall in a toilet, kitchen or utility area. When unsure, use a pipe and cable detector.
