The Total Cost of Buying a Flat — Every Line Item
Quick answer
The total cost of buying a flat is the price (BSP plus PLC plus meter and utility charges), then GST on top, then stamp duty and registration at the offer of possession, then loan processing and legal fees, any maintenance deposit, and finally moving and furnishing. Expect roughly 8–12% above the quoted price before you furnish anything.

Why the quoted price is never the final number
Almost every first-time buyer builds a budget around one figure — the price the builder quotes — and then meets three or four more bills in the last two months before possession. Nothing improper has happened; the bills were always going to arrive. They simply sit in different places: some in the cost sheet, some in a tax law, some at the sub-registrar's office, and some in a furniture showroom. Working out the total cost of buying a flat before you book is what keeps the last month of the purchase calm.
It helps to sort every rupee into four buckets. Price is what the builder charges for the home. Taxes and government charges are GST, stamp duty and registration. Financing costs are the loan's own fees and any pre-EMI. Move-in costs are the deposits, meter, furnishing and shifting. Budget bucket by bucket and nothing lands as a surprise.
The complete line-item list
| Line item | What it is | Typically how much |
|---|---|---|
| BSP | Basic sale price of the home | The largest single component |

| Meter and utility charges | Electric meter and connection | Inside the Sorrel Heights total cost |
| GST | Tax on an under-construction home | 1% for the affordable category, 5% otherwise |
| Stamp duty | State duty on the sale deed, in UP | Commonly around 7% of value |
| Registration fee | Charge for registering the deed | Commonly 1% of value |
| Loan processing fee | Bank's fee to sanction the loan | Often 0.25–0.50% of the loan, plus GST |
| Legal, valuation, CERSAI | Bank's technical and legal verification | A few thousand rupees |
| Pre-EMI or EMI during construction | Interest on amounts disbursed so far | Depends on plan and disbursement |
| Maintenance deposit / advance | Society corpus or advance maintenance | Ask at booking, payable near possession |
| Furnishing and appliances | Wardrobes, sofa, beds, ACs, curtains | ₹3–8 lakh depending on choices |
| Shifting | Packers, transport, minor repairs | ₹15,000–50,000 within NCR |
Rates and slabs change, so treat the right-hand column as orientation and confirm each one at the time you buy.
What the Sorrel Heights total cost includes
At Sorrel Heights, the total cost is built as BSP + PLC + meter charges. GST of 1% is charged extra. Stamp duty and registration are payable at the offer of possession, separately from the price. Special BSP plans are available depending on payment timing, which means the same home can carry a different basic price under a different schedule — special BSP and payment plans explained covers how to compare two such sheets.
Prices are approximate and indicative, shared by Sorrel Buildcon and revised from time to time: indicatively under ₹50 lakh all-inclusive for the 1280 sq.ft 2BHK + Study, ₹60–70 lakh for the 1700–1750 sq.ft 3BHK homes, and under ₹1 crore for the duplexes with open terrace. An illustrative worked example
The example below uses a round, assumed agreement value of ₹50,00,000 purely for arithmetic. It is not a quotation for any Sorrel Heights unit, and the duty and fee rates are the commonly applicable ones you must re-confirm at the time of purchase.
| Component | Basis | Illustrative amount |
|---|---|---|
| Price (BSP + PLC + meter) | Assumed | ₹50,00,000 |
| GST | 1% of price | ₹50,000 |
| Stamp duty | 7% of value | ₹3,50,000 |
| Registration | 1% of value | ₹50,000 |
| Loan processing fee | 0.35% of a ₹40 lakh loan | ₹14,000 |
| Legal, valuation, sundries | Assumed | ₹10,000 |
| Subtotal before furnishing | ₹54,74,000 |
That is about 9.5% above the quoted price, before a single piece of furniture. Add ₹4–6 lakh of furnishing and appliances and the real number a family spends is closer to 18–22% above the price. This is the single most useful calculation in the whole purchase, and the reason a cash buffer matters more than a slightly better interest rate.
Taxes and government charges, in more detail
GST applies only while a home is under construction; a completed property with an occupancy certificate is outside GST. The rate is 1% without input tax credit for the affordable residential category and 5% for other residential units, subject to the conditions in the notifications — GST on under-construction flats goes through this properly, and you should check current rules with a tax advisor.
Stamp duty and registration are state matters, payable in Uttar Pradesh when the deed is executed, which in a new project is at the offer of possession. Duty is charged on the higher of the agreement value and the circle rate, so check the circle rate for the locality rather than assuming your agreement value governs. Rebates exist in some cases, including for women buyers, subject to the conditions in force. Verify current rates and compute the payable amount on the UP registration portal, and read stamp duty and registration charges in Noida plus buying a home as a woman in UP.
Financing costs people leave out
The EMI is the number everyone plans for. These are the ones that get missed.
- Processing fee, often 0.25–0.50% of the loan plus GST, sometimes negotiable or waived in a campaign.
- Legal and technical valuation charges, and a small CERSAI registration fee.
- Pre-EMI during construction. On an under-construction home the bank disburses in stages and you pay interest on what has been released. Those months of interest never reduce your principal.
- Rent plus pre-EMI together. If you are renting while the home is built, this combined figure is what your household actually feels. Compare it honestly using renting vs buying in Greater Noida West.
- Insurance, if you take a loan-protection or property policy. Useful, but it is a cost, and it is optional in most cases — ask.
- Non-financed items. Banks generally do not fund stamp duty, registration or GST, so those come from savings.
Work out your loan side first with home loan eligibility basics, then place the fees on top.
Move-in and the first year of ownership
Two more buckets deserve a line in the plan. The first is the handover bucket: any maintenance advance or corpus the project asks for, the electricity connection formalities, and small snag-fixing work you decide to do yourself. Ask at booking what is payable at possession so this is not discovered late — the possession handover checklist and the snag list guide are worth reading a month before handover.
The second is the running bucket: monthly maintenance, electricity, water, internet, and an annual provision for repairs. A home with a fitted modular kitchen, premium tile flooring, a designer false ceiling with LED lights, sensor lights in the toilets and a smart lock reduces the first-year spend meaningfully, because those items are not on your shopping list — check exactly what is included in the specifications and plan the rest with the 2BHK + Study furnishing plan.
Build the buffer, then book
A practical rule: keep 10% of the price aside for taxes and fees, and a separate furnishing budget you can spend over six months rather than six days. If both exist, the purchase is comfortable. If the furnishing money has to come out of the stamp-duty money, something will be deferred at the wrong moment.
To convert all of this into your own numbers, ask for the current indicative cost sheet on price list & payment plan, see how the booking and payment stages work in the buying process, compare the floor plans and the 2BHK + Study against the 3BHK homes, then book a site visit to Sorrel Heights at Novelty Green, Jalpura, Greater Noida West. Sorrel Buildcon sells direct, so the cost sheet you receive is the builder's own.
An illustrative example
Suppose the total cost (BSP + PLC + meter) is ₹80 lakh. GST at 1% adds ₹80,000. Stamp duty at 7% on ₹80 lakh is ₹5.6 lakh and registration at 1% is ₹80,000. Legal and loan fees might add ₹30,000–₹50,000. Before furnishing, you would need about ₹87–88 lakh. Figures are illustrative only.
Monthly costs after possession
- Maintenance charges
- Electricity and water
- Property tax, where applicable
- Home insurance
Keep a buffer
Unexpected costs always appear — a curtain rod here, an extra socket there. A 5% buffer on top of your furnishing budget keeps the move stress-free.
