CIBIL Score for Home Loan: Minimum, Ideal and How to Improve It
Quick answer
The CIBIL score for home loan approval is not fixed by law, but many lenders prefer 750 or above on the 300–900 scale, and the best rates often go to the highest scores. A lower score may still get a loan, but perhaps at a higher rate. On ₹50 lakh over 20 years, a 0.75% higher rate costs about ₹2,400 more every month.

What the CIBIL score for home loan means
A credit score is a three-digit number from a credit bureau, such as TransUnion CIBIL, that summarises how you have handled loans and credit cards. It ranges from 300 to 900. When you apply, the bank pulls your report and score to judge risk. The CIBIL score for home loan decisions matters in two ways: whether you are approved at all, and what interest rate you are offered. Other bureaus in India include Experian, Equifax and CRIF High Mark, and lenders may check more than one.
Your report also lists every loan and card in your name, including ones you co-signed as a guarantor, so check it carefully before you apply.
Score bands at a glance
| Score | What it generally signals |
|---|---|
| 750–900 | Strong; likely to get the lender's better rates |
| 700–749 | Good; approval likely, rate may be slightly higher |
| 650–699 | Fair; closer checks, higher rate or lower amount possible |
| Below 650 | Weak; approval harder, co-applicant may help |
| NA / NH | No credit history; some lenders still lend on income and documents |
These are broad, commonly used bands. Each lender has its own policy.
What a lower score can cost
Many lenders use risk-based pricing: the spread over the benchmark depends partly on your score. Take a ₹50 lakh, 20-year loan. At an illustrative 8.5% the EMI is about ₹43,391; at 9.25% it is about ₹45,793. That is ₹2,402 more every month and roughly ₹5.77 lakh more over 20 years — just from the rate difference. What moves your score
- Payment history: late EMIs and card payments hurt most. Even one 30-day delay stays on your report.
- Credit utilisation: using a large share of your credit-card limit signals stress. Many advisors suggest staying below about 30%.
- Credit mix and age: a long, clean history with both secured and unsecured credit helps.
- Recent enquiries: many loan or card applications in a short time can lower your score.
- Settled accounts: a loan marked "settled" rather than "closed" is a red flag for lenders.
Eight ways to improve your score before applying
- Pay every EMI and card bill in full and on time; set auto-debit.
- Pay down credit-card balances before the statement date.
- Do not close your oldest credit card.
- Avoid new loans or cards for six months before a home loan.
- Check your report from each bureau — RBI rules entitle you to a free full credit report once a year from each.
- Dispute errors such as loans you never took or wrong late marks; bureaus must resolve complaints within timelines set by RBI.
- Convert "settled" accounts to "closed" by paying the balance, where possible.
- Add a co-applicant with a strong score if yours is still recovering.
How quickly can it change?
Lenders now report to bureaus more frequently — RBI requires credit information to be updated at least every fortnight — so good behaviour can show up faster than before. Still, rebuilding a weak score usually takes several months of clean repayment. Start at least six months before you book a home and apply for a loan. Keep the latest report handy when you meet lenders, so any old issue can be explained upfront rather than discovered during processing. Getting a home loan pre-approval early shows you where you stand.
Score is one part of eligibility
Banks also check income, existing EMIs (FOIR), age, job stability and the property's legal status. Read home loan eligibility basics and salary required for a 50 lakh home loan to see the full picture.
