Buying a Flat for Your Parents
Quick answer
When buying a flat for parents, put daily movement first: a lift to every floor, a lower floor, a bedroom next to a toilet, anti-skid surfaces and bright lighting. Then check hospitals and a market within a short drive, add simple security such as a smart lock and a camera, and decide whose name the home is registered in before you pay the booking amount.

What changes when you are buying a flat for parents
Most home buyers shortlist on price, size and address. Buying a flat for parents needs a different filter, because the people who will live there are not the people paying the EMI. Your parents will judge the home by how easy it is to walk to the gate, how quickly a doctor can be reached, whether the toilet is a few steps from the bed and whether they know their neighbours. Size matters far less than layout.
A useful exercise is to walk through a normal day in their life, hour by hour: the morning walk, the milk and vegetables, the afternoon nap, medicines, evening visitors, a night trip to the toilet. Every one of those moments happens in a specific part of the home. If you plan around them, the flat will still work when your parents are ten years older. Our companion guide on elder-friendly home design covers the fittings; this post covers the buying decision.
Floor, lift and the walk from the gate
A lift is not a luxury for elderly residents; it is the difference between going out daily and staying indoors. Sorrel Heights is a low-rise building with a lift to all floors, as per Sorrel Buildcon, which is a far more comfortable arrangement than a walk-up builder floor. Even so, prefer a lower floor: if the lift is under maintenance or the power trips, two flights are manageable and six are not.
Also measure the part nobody puts in a brochure — the distance from the main gate to the lift lobby, whether there is a ramp or a step, whether the path is shaded, and whether a car can pull up close to the entrance on a hospital run. Read why a lift matters in a mid-rise building before you compare buildings.
Inside the home: the layout details that matter
- A toilet next to the main bedroom, ideally reachable without crossing the living room in the dark.
- Door widths that a walker or wheelchair could pass through later.
- Anti-skid flooring in the bathroom and a dry zone that stays dry.
- A window with morning sun in the bedroom your parents will use.
- A balcony deep enough for two chairs, so sitting outside does not mean going downstairs.
- Storage at waist height, so daily items never need a stool.
- Space for a helper or a visiting nurse to move around the bed.
A 5-ft wide balcony, as planned on the 2BHK and 3BHK homes, is genuinely usable rather than decorative.
Health, shopping and daily life nearby
Distance to healthcare is the single strongest argument for or against a location when you buy for parents. As per Sorrel Buildcon, from Sorrel Heights the Yatharth Super Speciality Hospital and KDSG Hospital are about 10 minutes away, Sarvodaya about 15 minutes and Fortis about 20 minutes; these are approximate and traffic dependent. The Sector 1 market is within walking distance, with D-Mart and Gaur City Mall about 10 minutes away.
Walkability is the second test. Parents who can buy their own vegetables, collect a prescription and meet a friend without asking anyone for a lift stay independent far longer. See the Sorrel Heights location page for the full list of distances, and our guide on how to evaluate hospitals near a new home for the questions to ask at each facility.
Security when they are alone at home
Parents living alone worry about two things: unknown visitors and being locked out or unable to open the door. The Sorrel Heights specification list answers both. A smart lock on the front door means no key to lose and no key hidden under a mat; you can give a code to a trusted helper and remove it whenever you want. A 24×7 smart motion-detection camera covers the approach to the home, and sensor lights in the toilets remove the fumbling for a switch at 3am.
Add your own layer: a phone list taped inside a cupboard door, a spare key with a neighbour, and a simple routine call every morning. See the full Sorrel Heights specifications list and our explainer on the smart motion-detection camera.
Which Sorrel Heights home suits parents
| 2BHK + Study, 1280 sq.ft | Easiest to maintain and clean. Study works as a prayer room, hobby room or a room for a helper. 2 toilets. Approximate all-inclusive price under ₹50 lakh. |
|---|---|
| 3BHK Type A, 1750 sq.ft | Wide balcony for sitting outdoors; a spare bedroom for children and grandchildren who visit. 2 toilets. |
| 3BHK Type B, 1700 sq.ft | Dressing area keeps wardrobes out of the bedroom, so the floor stays clear. 2 toilets. |
| Duplex, 1920–2650 sq.ft | Only if the family will live together and the elder's bedroom is on the entry level — stairs daily are not ideal. |
For most parents living on their own, the 2BHK + Study is the practical choice; where children stay over often, compare the 3BHK layouts. Prices are approximate, shared by Sorrel Buildcon and revised from time to time, so ask for the current sheet on price list & payment plan.
Whose name should the flat be in?
This is a decision, not a formality. Registering in a parent's name makes the home clearly theirs and simplifies succession, but an older applicant may not get a home loan. Registering in your name keeps the loan and the tax benefit with you, while your parents live there. Joint registration sits in between.
Two practical points for Uttar Pradesh: the state offers a stamp duty concession where a woman is the buyer, so registering in your mother's name may reduce the cost — rates and the value ceiling change, so confirm the current position with the sub-registrar or on IGRS Uttar Pradesh before you plan around it. Second, whatever you choose, get nominations and a will in place so the home does not become a dispute later. Read stamp duty and registration charges and the benefits of joint ownership.
Paying for it without straining your own plan
Keep this purchase separate from your own retirement plan. Work out the EMI honestly and leave an emergency fund untouched — an illustrative ₹40 lakh loan at 8.5% p.a. for 20 years works out to roughly ₹34,700 a month, and the same loan over 15 years to about ₹39,400 a month. Both figures are illustrative; your lender's rate and tenure decide the real number.
If the home is in your name and you are servicing the loan, deductions under Section 80C for principal (up to ₹1.5 lakh) and Section 24(b) for interest may apply under the old regime — check current rules with a tax advisor, because treatment differs when the property is let out or not self-occupied. Our post on EMI planning for a new flat walks through the arithmetic.
See the homes with your parents, not for them
Bring your parents to the site rather than deciding from photos. Let them ride the lift, stand in the balcony and walk from the gate to the door. That single visit tells you more than a month of comparison. View unit drawings on Sorrel Heights floor plans, ask for the current indicative price sheet on price list & payment plan, and book a visit through contact the Sorrel team — the Sorrel team sells direct, so you speak to the people building the home.
Being close enough
Many families buy for parents within a short drive of their own home. Weigh distance to your home as much as distance to hospitals.
Daily help and services
Check availability of domestic help, grocery delivery and pharmacies that deliver. A smart lock lets you give helpers their own code and remove it any time.
Paperwork
Decide early whose name the home will be in and who will pay. Keep payment records clear, and make sure parents have nominations and a will in place.
